After a listing is withdrawn, when do we claim commission on our buyers?

Under REA rules, we cannot claim commission if more than six months have passed since the termination of an agency agreement. Within that six-month period, commission may be payable if:

  • The property is sold or exchanged within six months of the agreement ending, and

  • The buyer was introduced by Arizto, or the sale occurred through Arizto’s involvement, and

  • The agreement becomes unconditional (either within or after the six months).


Key points:

  • The agreement does not distinguish between private sales or sales via another agency, so commission applies in both cases if the buyer was introduced by or connected to Arizto.

  • “Introduced” means the buyer was physically taken through the property by Arizto.

  • To support any commission claim, we must provide the vendor with a complete list of buyers at the end of the agency agreement.


Practical steps:

  • Vendors with online listings can access this buyer list through their seller dashboard. Please ensure they are using the dashboard, as it also contains buyer feedback.

  • For manual agreements, the dashboard may not be activated. In this case, send the vendor their appraisal link to create an account (guide here).

  • If needed, you can download the buyer list directly from the dashboard and email it to the vendor (instructions here).
